About Coeur d'Alene, Hayden Lake, and Post Falls, Idaho   The Wonderful Coeur d'Alene area Lake Coeur d'Alene, a pristine mountain lake, is ranked in the top five of the world's most beautiful lakes by "National Geographic" and the Encyclopedia Britannica. It is twenty three miles long and has two navigable rivers with several marinas and waterfront shops and restaurants. There are 55 other beautiful lakes within a 35 mile radius including Hayden Lake, Twin Lakes, Priest Lake, Spirit Lake and the huge Pen Orielle which is 46 miles long and in some places 1500 feet deep.  Coeur d'Alene Idaho Community Profile Much of the fun-filled action in North Idaho can be found in the city center of the Idaho Panhandle - Coeur d'Alene. The French name Coeur d'Alene (pronounced "core da lane") was given to the Indians by early French Canadians who traveled through the area in the 1790's.  Hayden/Hayden Lake Community Profile The communities of Hayden and Hay den Lake are located in the beautiful panhandle of North Idaho in Kootenai County, one of the fastest growing counties in Idaho. Hayden Lake, with its crystal clear waters, sandy beaches and picturesque timber shores, is one of the most beautiful and popular lakes of Northern Idaho. Its irregular shape gives it about 40 miles of shoreline, with the main portion of the lake being seven miles long and one to two miles in width. Normal lake elevation is 2,239 ft. above sea level, and portions of it reach 800 ft deep. The lake is surrounded on three sides by panoramic timbered mountains, which rise to an elevation of 4,500 to 6,000 ft. and extend for many miles to the east as part of the Bitterroot Mountain Range. Much of this land is the Coeur d'Alene National Forest, which offers excellent hunting, fishing and camping. Hayden Lake has long been used and enjoyed by man. The first known inhabitants, beginning in 1846, were the Coeur d'Alene Indians who camped along the shoreline, lived on an abundance of berries, bulbs and fished its waters. As natural resources became scarce, the Indians moved on. During 1878, Matt Heyden homesteaded the southwestern shore and developed an extensive farm including the first fruit orchard planted in the area. Heyden and a man named Hager were friends who often played cards together and this led to the naming of the lake. So the story goes, the two men had decided to name the lake and elected to let the winner of a game of "seven-up" select the name. Matt Heyden won and the lake became Heyden's Lake. The spelling changed throughout time and it is now known as Hayden Lake. At one time, as many as four steamboats served the logging and mining interests around the lake. Hunting and fishing were excellent and at the turn of the century, attracted many persons, including Presidents Taft and Teddy Roosevelt. Golf, tennis and all forms of water sports are included in the recreational opportunities offered at this beautiful setting. The area is often referred to as the Switzerland of America. A house, with perhaps the most fascinating heritage of any in Idaho, is located 3.6 miles from Highway 95, on the south shore of Hayden Lake. This is the F. Lewis Clark Mansion, and the details of its past, still within hearsay, would make an absorbing novel. The Hayden lake villa, sometimes called Honeysuckle Lodge, was designed as a summer home for the Clarks and was finished in 1912. The 15,000 sq. ft. house boasted a multitude of rooms which took several years to complete and was the most expensive house in the state at that time. Today the home is being operated as a very elegant country inn, the Clark House of Hayden Lake. Among celebrities, Bing Crosby chose to build his summer home on the northwest shore of Hayden Lake in the 1950's. Bing's love for golf and fishing attracted him to the area.  |  | | | | |
 Post Falls Idaho Community Profile Post Falls Idaho is just a short commute to Coeur d'Alene and Spokane Washington with the population approximately 14,521. This community is continually growing as new businesses move in due to the low tax. Located on 1-90 just five miles east of the Washington border and eight miles west of Coeur d'Alene, the original town grew up around a water powered sawmill established in 1871 on the upper falls of the Spokane River. The falls, which Frederick Post took title to in a personal treaty with the Coeur d'Alene people, provided the motive power for a flour mill, shingle mills and other factories. You can see the falls by following (west Fourth Street to the river). Today the dam across the Spokane River is used to regulate the water level in Lake Coeur d'Alene. Treaty Rock, on South Compton Street, marks the spot where according to tradition, Chief Seltice of the Coeur d'Alene made his deal granting the right to 205 acres with Frederick Post. This foot trail leads from a parking lot to the actual historical site. There are fourteen foot paths, called Q'emiln trails, lead from the city of the Spokane River Gorge called Falls Park. Q'emiln is a Native American expression for "throat of the gorge." This was the site of an Indian Village until just before the Post Falls treaty, when the tribe moved to a reservation near DeSmet in Benewah County. Treaty Rock Park and Centennial Trail has a paved path for walkers, runners and bicyclists that extend for 63 miles and link Coeur d'Alene with Spokane. Corbon Park is named after D.C. Corbin the early Post Falls railroad developer. The 24-acre Park lies on the riverbank in the west side of town and offers a softball diamond, volleyball court, boat ramp and picnic areas. To get there, take the Pleasant View Ave exit off 1-90 and head south to River Bend Ave; take River Bend to Corbon Park. Post Falls is one of the fastest growing “small cities” in the United States. A lot of businesses are moving into the Post Falls area including Sysco Distribution and Buck Knives and their affiliates. U.S. Bank will be opening a new Call Center that will eventually employ up to 500 people.

A real estate agent has shown you a house that you like a lot. There is only one problem--the price seems too high. In a situation like this, you can still make an offer that you feel is appropriate.
The real estate agent cannot tell you how much to offer, but he or she can give you information about the selling prices of similar homes in the area. The agent will present your offer to the sellers. They have three choices--they can accept, reject, or counter your offer.
If the house is a new listing, or if your offer is very low, they may decide to hold out for something better. Sellers frequently build a little negotiating room into their asking price. Prices that are not negotiable at the beginning of a listing period may become flexible as time goes on. If you want to test the sellers' flexibility, make them an offer.
